Why Dune Road is a rare true-oceanfront strip

Dune Road runs along the barrier island south of Westhampton Beach, a narrow ribbon of land with the Atlantic on one side and the bay on the other. Homes on the ocean side back directly onto the dune and the sand. There's no road to cross and no development between the house and the water, which is genuinely rare on the East Coast, and rarer still within reach of New York City.

The location does double duty. Westhampton Beach village, with its shops, restaurants, and Main Street, is about five minutes away, and Manhattan is roughly 90 minutes when traffic cooperates. It's the closest Hamptons village to the city, which means more time on the sand and less on the highway.

What to verify before booking any oceanfront listing

Once you've confirmed a home is truly on the ocean, a few practical questions separate a great week from a frustrating one. Ask them of any listing, ours included, and expect straight answers.

Private beach access: is there a dedicated boardwalk from the house to the sand, or a shared path down the road?
Pool heating: is the pool actually heated, and is the hot tub usable in the months you're traveling?
Winterization: many beach houses close for the season; if you're booking fall through spring, confirm the home has real heat and is set up for it
Group capacity: check how many real beds there are, not sofa-bed math, and whether the dining table actually seats your group
Pet policy: if the dog is coming, get the rules in writing before you book

The 6-bedroom home at 819 Dune Road sleeps up to 12 with the same oceanfront footprint in a slightly more intimate package.
